A 4-point inspection is a limited inspection focused on the four areas insurers care about most when evaluating an older home: the roof, the electrical system, the plumbing and the HVAC system.

What it covers

  • Roof: covering type, approximate age, visible condition and signs of leaks.
  • Electrical: panel type and condition, wiring type, and visible hazards.
  • Plumbing: supply and drain materials, water heater, and visible leaks.
  • HVAC: system type, approximate age and whether it is operating.

Who needs one

Many Florida insurance companies request a 4-point inspection for older homes when writing or renewing a policy. The age threshold and requirements vary by insurer, so check with your agent.

What it is not

A 4-point inspection is not a full home inspection. It does not evaluate every component of the home and is not intended to help you decide whether to buy a property. If you're purchasing, a full buyer home inspection is the right tool.
